Founding 50

Fifty landlords. Everything, free. For as long as you're involved.

Every unit active, every saved copy of your tenancy record, no card. In return: use it on real tenancies, and give me fifteen minutes of feedback a quarter. That's the whole deal.

What you're getting

Your tenancy, on the record. The file that already exists if a dispute ever reaches a hearing, built one ordinary day at a time.

Confirmed by both sides

Condition reports, rent receipts and notices to enter go to your tenant by email and come back answered: viewed, confirmed, or with a difference noted. Dated as it happens, not reconstructed later.

One record for the whole tenancy

Everything that happened on a tenancy, in order, as one printable record: reports, receipts, notices, repairs, documents and the deposit. Print it free on any plan; founders also get every saved, fingerprinted copy included.

Applications that show their evidence

A link you paste into any listing. Applicants fill in one application and can add evidence; you see what the evidence supports, claim by claim, never a verdict on the person. How it works.

Nothing is ever deleted or locked

On every plan, in every state, including after a seat ends: every report, receipt and notice stays readable by you and your tenant, and you can always print or save your whole record. Our promises.

The deal

Free for as long as you're involved. Here's what involved means.

  • Use it on real tenancies. A receipt, a report, a notice or a message reaching a tenant at least every 90 days (about 13 weeks). Reminders the system sends on its own don't count; your sends do.
  • Fifteen minutes of feedback a quarter. A call, a short survey, or a reply to an email, about every 120 days (4 months). Tell me what's wrong; that's the point.
  • If you drift, you get a note, not a bill. A date 30 days out, from me. One send or one conversation before then keeps the seat. After it, Free: one unit active, every record intact.
  • No card. No charge, ever, without asking first. There is nothing to cancel because nothing was started.

Without a seat, Paid is $9.99 a month for the first unit and $3 for each one after, up to 30 units. Free covers one unit, forever.

How a seat happens

  1. You ask. Below, or by ticking the box when you sign up. A sentence about your rentals helps.
  2. I read it and reply. Myself, usually within a day. If it's a fit, I switch the seat on.
  3. Your account shows the badge. Every unit active, saved copies included. Nothing else about the product changes, and nothing is charged.

Ask for a seat

Tell me about your rentals.

Three fields and a sentence. I reply to every one.

Questions landlords ask

Everything on the Paid plan: every unit active (up to 30), document storage, and every saved copy of your tenancy record, at no charge. There is no card on file and nothing to cancel.

Two things. Using Optimized Rentals on real tenancies: a rent receipt, a condition report, a notice or a message reaching a tenant at least every 90 days. And about fifteen minutes of feedback every 120 days: a call, a survey, a reply to an email.

You get a note from me with a date 30 days out. One send or one conversation before then keeps the seat. After that date the account moves to Free: one unit stays active and every record on every unit stays readable and printable. Nothing is deleted or locked.

No. There is no clock and no card. A seat lasts as long as you're involved, and the Free plan underneath it has no time limit either.

Ask below, or tick the box when you sign up. A person reads every ask and replies, usually within a day. If the seat is yours, your account shows a Founding 50 badge; nothing else changes.
